What is the difference between polished concrete and epoxy-coated floors?
Polished concrete and epoxy-coated floors are both popular hard-surface flooring options, often used in commercial, industrial, and modern residential spaces, but they’re fundamentally different in how they’re made and how they perform.
What They Are
Polished concrete is the existing concrete slab itself, mechanically ground and honed with progressively finer diamond abrasives until it reaches the desired sheen (from matte to a glass-like mirror finish), then treated with a chemical densifier and sometimes a guard/sealer. The floor you’re walking on is the concrete.
Epoxy-coated floors are concrete (or sometimes wood) covered with a liquid epoxy resin system — typically a two-part resin + hardener — that cures into a durable plastic-like film, usually 2–6 mils thick for coatings, or up to 1/4 inch for heavier “mortar” systems. The floor you’re walking on is a synthetic layer on top of the concrete.
Polished concrete is durable and fairly low-maintenance, but it does need regular care to keep its shine and resist staining
When Each Wins
Polished concrete is the better call for high-traffic retail, warehouses, big-box stores, and anywhere you want a low-maintenance, long-lasting floor that won’t delaminate. It’s also the go-to when the slab has moisture issues that would defeat epoxy.
Epoxy is the better call for garages, laboratories, food processing, pharmaceuticals, and anywhere chemical resistance, seamless hygiene, or a specific decorative look (flakes, metallics, custom colors) matters more than lifespan.
A quick way to remember the trade-off: polished concrete trades a more natural look and longer service life for less stain and chemical resistance, while epoxy trades a uniform, customizable surface and superior chemical protection for a shorter lifespan and vulnerability to moisture and impacts.
How do I maintain polished concrete floors?
Daily / Weekly
- Dust mop or sweep to remove grit and dirt — these are the main cause of micro-scratches that dull the finish over time. Microfiber pads work best.
- Damp mop with clean water or a pH-neutral cleaner formulated for polished concrete. Avoid acidic, abrasive, or citrus-based cleaners — vinegar, ammonia, bleach, and standard dish soap will etch or strip the sheen.
- Use floor mats at entrances to catch grit and moisture before they get tracked in.
Monthly / Periodic
- Auto-scrub or deep mop with a neutral-pH polish cleaner, then rinse with clean water. Dirty mop water leaves a film.
- Spot clean spills promptly — even though polished concrete is sealed and densified, oil, wine, coffee, and pet urine can stain if left to sit.
- Inspect for scuffs or dull areas. Light scuffs often buff out with a soft pad; deeper dullness may need a professional re-polish.
Things to Avoid
- Wax, sealers, or “floor shine” products — polished concrete doesn’t need them, and they trap dirt and create a cloudy buildup that’s hard to strip.
- Harsh chemicals (muriatic acid, drain cleaner, alkaline degreasers).
- Rubber-wheeled carts on hot days can mark the floor; chair legs and furniture should have felt or soft plastic pads, never metal.
- Standing water over long periods — it can eventually penetrate the sealer.
Can epoxy coatings be applied to existing concrete floors?
What makes a successful application:
- Surface profile. New concrete needs at least 28 days of cure time. Existing slabs must be clean, sound, and mechanically profiled (grinding or shot blasting) — not acid-etched alone, since residues interfere with adhesion.
- Moisture check. Concrete acts like a sponge. Test for vapor emissions (ASTM F1869 calcium chloride test) or relative humidity (ASTM F2170). Most epoxies need an emission rate below 3 lb / 1,000 sq ft / 24 hr and/or RH below 75–85% at depth.
- Repairs first. Cracks, spalling, joints, and oil stains must be patched, ground out, and cleaned before primer goes down — epoxy won’t bridge movement cracks.
- Standard system: primer → epoxy body coat → optional vinyl chip/quartz broadcast → polyurethane or polyaspartic topcoat for UV and wear resistance.
How long does it take for epoxy coatings to cure?
- Typical cure timeline (at ~70–75°F / 21–24°C)
- Dry to touch / walkable: 12–24 hours
- Light service / recoat window: 24–48 hours
- Full cure (maximum hardness & chemical resistance): 7 days (often 5–7 for fast-cure formulas)
Factors that change the timeline
- Temperature — warmer speeds curing; below 50–60°F (10–15°C) most epoxies stall or never fully cure. Above 85°F (29°C) can shorten pot life and cause issues.
- Humidity & moisture — high humidity slows curing; a damp substrate can cause blushing or bonding failures.
- Coating thickness — thicker pours (like table-top epoxy) take longer than thin floor coatings.
- Product type — fast-cure epoxies can be walkable in 6–8 hours and fully cure in ~2–3 days; marine or industrial two-part systems often need the full 7 days.
A useful rule of thumb: light foot traffic next day, recoat within 72 hours (for chemical bonding without sanding), full chemical/water exposure after a week. Always check the manufacturer’s technical data sheet for the specific product — cure times vary meaningfully between formulations.
